BEDIA Factory Shells

The Industrial Development Policy recognises that the availability of affordable factory space is important to facilitate the smooth implementation of industrial projects. In order to promote inward investment, it is important to maintain a ready supply of factory shell space at the right price to respond promptly and positively to investors' needs. BEDIA builds factory units for lease to industrialists at affordable rental with the option to purchase at market value. The factory shells can be sub-divided into units of 500, 1000 and 2000 square metres.

Process of Acquiring Built Factory Space or Land

  • Submit a copy of business plan or in the case of existing companies a company profile to the Department of Investment Promotion
  • State the size of built property or land required
  • State the date on which the business operation is envisaged to commence
  • The submitted business plan will be evaluated and a decision made regarding whether it is worthy of BEDIA's support
  • In the event that it is worthy of BEDIA's support and the required property is readily available (whether land or built property) you will be advised accordingly

Terms and Conditions for Acquiring Land and Property

  • All undeveloped land is owned by the government of Botswana. Where a potential investor qualifies for allocation of land, BEDIA will make a recommendation to the Department of Lands for land allocation
  • You will be charged the going government rates. Current rates are tabulated in Table 2 above.
  • Investors are required to develop the land within a period of two years after allocation in line with the development covenant and the use specified in the business plan
  • Where a potential investors requires built property eg. Factory shell owned by BEDIA the following heads of lease terms shall apply:
    • Leasehold term of 3 to 5 years with an option to renew for a similar term
    • Fixed rental of P10 per square metre per month for the first year of the lease paid monthly in advance
    • Rental escalation of 10% per annum compound from the first anniversary of the lease
    • Security deposit equivalent to at most 4 times the monthly rental
    • Two-month rent free period to facilitate installation of machinery and required equipment
    • Use of the property as specified in the business plan or the company profile
